Just 260 paces from the beach in Polzeath, this newly refurbished house, designed for surfing and beach holidays, sleeps up to eight people (and maybe their well behaved dog).
On the entry level is the living room, dining area and kitchen with quartz work surface, large island and all new appliances (panoramic fridge-freezer, induction hob, microwave, wine fridge), and, as I like to cook , a generous amount of equipment, cutlery and china)
.
The dual aspect lounge area has two comfy sofas and other seating and is flooded with light through the sliding doors of the glass sided balcony and the south facing window. There is a large dining table for meals, board games or maybe a little watercolour..
The engineered wood has underfloor heating courtesy of our Eco central heating from the air-source heat pump and solar panels.
The large island unit with storage underneath ensures that whoever is cooking can have plenty of help and company with the food prep. Beyond the kitchen and lounge the patio doors lead to the glass surrounded balcony for alfresco dining. We have views across and down the valley so you can have a relaxing drink as you watch the sun set into the sea.
On this entry level there is a Cwtch/study, cloakroom and loo, and door to the garage .
The Cwtch, with small desk and day bed,(with trundle bed under).
This is perfect for either a study for those who need a quiet work station whilst away work from home, a peaceful room for a nap or a read, or as the fourth bedroom for one or two guests (ideal for someone not great with stairs)

The house is built into a hill , so the main bedrooms are downstairs ( apart from the Cwtch). There are three large bedrooms( two of which are ensuite), a large family bathroom with freestanding bath and separate shower cubicle, a utility room with sink, washing machine and heated wetsuit drying cupboard, and door to the garden.Designed for surfing and seaside holidays there is a hot water shower outside, a wall to sit on for wetsuit removal and a large Belfast sink for rinsing wetsuits.The secure garden is also accessed from the road by outside steps.The garden itself is on two levels and is mainly laid to grass although we will be upgrading it in spring 2022 to include a sun trap lounging nook and improve the BBQ area.
This is the Kelp Forest Room looking out onto the garden.There is a freestanding wardrobe, dressing table (not seen), chest of drawers and plenty of room for a travel cot.

The central heating is eco powered by an air source heat pump and solar panels: wet underfloor heating for the engineered wood floors upstairs; dry underfloor heating the bathrooms with additional radiators in the bedrooms.We have super fast broadband and WIFI. There is a small garage, and a designated parking spot outside the house.
The Marine Room
This is a twin bedded room with wardrobe, chest of drawers, chairs and side tables.
Utility room - with sink, washing machine, and custom made heated wet suit drying room- and door to the back garden.This area also comes into its own, as a prep area if you are barbequeuing outside which saves you going upstairs to the main kitchen. The Karndean flooring copes with wet feet from the beach, or muddy paws.
It’s All About The Wetsuits…
There is a hot water shower for wetsuit and sand removal after a day in the waves.
We have built a stepped low wall to sit on to make it easier to remove said wetsuit
We have an outdoor Belfast sink at hand for rinsing the wetsuits and a washing machine in the utility room for spinning.
Under the balcony there is a washing line for air drying, but when the weather is not great, we have installed a custom heated cupboard in the utility room so your wetsuits are dry in the morning.
